Land auction information in Da Nang city

1. Approval of the auction plan for the Commercial Service Land Lot at the Commercial Service Lot of the Project Area No. 2 of the Northwest New Urban Center, Hoa Minh Ward, Lien Chieu District

The City People's Committee has issued Decision No. 2418/QD-UBND dated November 1, 2024, on adjusting the Decision approving the Auction Plan for Land Use Rights for the Commercial Service Land Lot at the Commercial Service Lot of the Project Area No. 2 of the Northwest New Urban Center, Hoa Minh Ward, Lien Chieu District, Da Nang City.

a. Location: Located at Project Area No. 2 of the Northwest New Urban Center, Hoa Minh Ward, Lien Chieu District, Da Nang City.

  • Northeast: adjacent to the regional drainage culvert
  • Southwest: adjacent to Hoang Thi Loan Street (B=42m)
  • Southeast: adjacent to Dang Minh Khiem Street (B=11.5m)
  • Northwest: adjacent to Dang Huy Ta concrete alley (B=5m)2. 

b. Land area: 804.5 m2

c. Current status of land and regional infrastructure: The land has completed site clearance and technical infrastructure.

d. Construction indicators:

  • Construction height: Maximum 08 floors
  • Construction density: 58.48%
  • Land use coefficient: 4.68
  • Construction setback:

+ Hoang Thi Loan Street: Setback 1.5m from the red line;

+ Dang Minh Khiem Street: 4m back from the red line;

+ 5m concrete road: 4m back from the red line;

+ Area drainage side: 4m back from the red line.

  • Car parking lot: Minimum 19 spaces;
  • Car parking lot for commercial service works (office for lease): 100m2 floor/ 1 car parking space.

2. Approval of the auction plan for the land plot for the construction of the 110kV Khue Trung Transformer Station, Hoa Cuong Nam Ward, Hai Chau District

The City People's Committee has issued Decision No. 2418/QD-UBND dated November 1, 2024 on adjusting the Decision approving the auction plan for land use rights for the land plot for the construction of the 110kV Khue Trung Transformer Station, Hoa Cuong Nam Ward, Hai Chau District, Da Nang City.

The land is planned by the City People's Committee as other technical infrastructure lands (energy construction land - construction of 110kV transformer station) to conduct the auction of land use rights with a term of 50 years, paying land rent once for the entire lease term, with specific information as follows:

a. Location: Land for construction of 110kV transformer station Khue Trung, Hoa Cuong Nam ward, Hai Chau district.

  • North: adjacent to Hoa Cuong wastewater treatment station;
  • East: adjacent to green tree isolation area;
  • South: adjacent to Thanh Nien Park;
  • West: adjacent to Thanh Nien Park.

b. Land area: 1,050 m2

c. Current status of land and regional infrastructure: Vacant land. The entrance to the transformer station is the existing public concrete road of Thanh Nien Park.

d. Construction indicators:

  • Construction density: 10-60%.
  • Number of floors: 1-3 floors
  • Land use coefficient: ≤ 1.8.

3. Approval of the auction plan for Public Areas, and urban services at the Sports, Entertainment and Commercial Complex project in Hoa Xuan ward, Cam Le district, Da Nang city

The City People's Committee has issued Decision No. 2492/QD-UBND dated November 6, 2024, approving the auction plan for land use rights for Public Areas and urban services at the Sports, Entertainment and Commercial Complex project in Hoa Xuan Ward, Cam Le district, Da Nang city.

The land area planned by the City People's Committee is commercial service land (101,800 m2) and traffic land (32,585.8 m2) to conduct the auction of land use rights with a term of 50 years, paying land rent once for the entire lease term, with specific information as follows:

a. Location: Hoa Xuan ward, Cam Le district.

  • North: Functional areas (sports land, landscape green land) of Hoa Xuan Sports Complex;
  • East: Functional areas (office land, urban green land) of Hoa Xuan Sports Complex;
  • South: Hoa Xuan Wastewater Treatment Plant;
  • West: Tran Nam Trung Street.

b. Land area: 134,385.8 m2

c. Current status of land and infrastructure: The land has completed site clearance, 03 planned roads around have not yet constructed technical infrastructure. The land has a ground elevation lower than Tran Nam Trung Street by about 01 - 1.5m.

d. Construction indicators:

  • Construction density: ≤ 60%.
  • Number of floors: 07 floors; in which the base block has 04 floors, the tower block has 03 floors
  • Maximum height: 50 m
  • Number of basements: 01 floor
  • Land use coefficient: 2.42 times
  • Note: The project does not exceed the clearance height of 70m

e. Total estimated investment tof the project: VND 3,531,000,000,000

g. Estimated starting price: VND 7,928,444/m2

h. Estimated time to organize the auction: Expected in the second quarter of 2025 (the official auction time is stated on the Auction Notice)
