Auction of the land with three fronts on Vo Van Kiet street for commercial and service purposes

The People's Committee of Da Nang City has just issued a decision approving the auction plan for the land use right for the land with symbol A9 with an area of 1,608m2 on the front of Vo Van Kiet - Pham Quang Anh street, An Hai Dong ward, Son Tra district.


The land to be auctioned is symbolized A9 on Vo Van Kiet street, An Hai Dong ward, Son Tra district, with an area of ​​1,608m2, facing Vo Van Kiet street to the North, Pham Quang Anh street to the East, Ngo Quyen street to the West and clear residentail land to the South. The land has completed site clearance and has completed technical infrastructure without any assets attached.

Currently, the People's Committee of Da Nang has assigned the land for the city's Land Fund Development Center to manage. This land is to be used for commercial and service purpose, and leased by the government in the form of one-time payment for the entire lease period. The land use period is 50 years from the date of signing the Decision on recognition of the auction results of the land lease right. The investor implements the investment project according to the approved planning, with 100% capital of the investor.

Construction density at the land is ≤ 53.3% (equivalent tower block ≤ 37.5%); land use coefficient ≤ 13 times; The minimum setback on Vo Van Kiet - Ngo Quyen - Pham Quang Anh streets is 6m compared to the red line, the south side is 4m back from the land boundary. Building height ≤ 30 floors (including podium ≤ 5 floors) with the total height ≤ 110m. The land has been approved by the City People's Committee the adjustment of detailed planning of 1/500 scale according to the Decision No. 2685/QD-UBND dated July 27, 2020.

The auction of land use rights for the land is projected to be held in the first quarter of 2022. The auction will be done online on the Online Auction Website. It is expected that the amount of money collected from land rental is more than 264.6 billion VND, to be remitted to the government budget.

Auction participants must be subject to land lease by the State as prescribed in Article 56 of the Land Law and have the demand to use land to execute an investment project for the right purposes, according to the planning, and comply with other criteria approved by competent State agencies; have all the conditions to participate in the auction according to the decision No. 29/2021/QD-UBND dated June 10, 2019 of the People's Committee of Da Nang City and the conditions under this option. Auction participants may authorize in writing another person to participate in the auction on their behalf.

The unit assigned to organize the auction of land use right for the land is the Da Nang Land Fund Development Center (106 Hoang Van Thu, Phuoc Ninh ward, Hai Chau district, Da Nang City).
